Agents
We at Finial think agents are an important part of the home buying and selling process, but permit a little candid observation about the relationship between them and home inspectors. Some agents feel home inspectors can kill a deal they have worked very hard to put together. This is an understandable position.
Agents can spend days, weeks and sometimes months helping their clients look for a home. They can spend days on the phone finalizing an agreement. The deal can then depend upon the outcome of a home inspection. A very nice home that a buyer couldn't wait to get into is all of a sudden walked away from by that once enthusiastic buyer. It is seemingly apparent that the home inspector must be at fault.
Home inspectors do not kill deals. The truth is a bad home and/or an overly cautious buyer can kill a deal. Most home inspectors - not just the ones working for Finial - try to present their findings with a professional, calm and yet truthful manor. Home inspectors know there is no such thing as a perfect home. All homes have problems, and that fact is often given to our clients in many forms. However, we at Finial have seen customers walk from homes with very minor problems. Homes we probably would have bought ourselves. It is rare, but it does happen.
Conversely, we have presented reports from highly deficient structures and wondered if our clients ever read them. Buying homes and making no attempt to fix obvious and glaring deficiencies. We present the client the facts, but they make up their minds. No matter how bad a home is we never say don't buy. We at Finial do not pass or fail a home we simply present the facts.
In the end we feel a good inspector and a good agent understand each others role. No matter what the client decides it is in our (the agent and the inspector) and our clients best interests to understand their desires. Ultimately, the buyers will appreciate all our efforts, and buy with peace of mind if we complement what each other does.
I promise I will make every effort to portray my clients agents as part of the team, and will refer them back to their agents when their questions cross over into the knowledge base of the agent. I also promise to give my clients the truth. No mater how bad the defeciency, my clients will have an understanding of the all the problems I can find in a house - no matter how ugly.
